Signs Your System Needs a Tune-Up
A system rarely fails without warning. These are the symptoms that say maintenance is overdue, and every one of them is cheaper to address now than in August.
Dirty or clogged filters
The single most common cause of poor performance and the easiest to prevent. A restricted filter starves airflow, which drops capacity, raises your bill and can freeze the coil.
Water near the air handler
Usually a condensate drain starting to clog. Florida systems pull gallons of water out of the air daily, and a drain clearing is routine maintenance that prevents ceiling damage.
Higher energy bills
A dirty coil or low charge makes the system run longer for the same result. Bills that creep up season over season are usually maintenance, not weather.
Musty or unpleasant odors
A damp coil and drain pan in a Florida attic is where biological growth starts. That smell on start-up is a maintenance issue and an indoor air quality one.
Weak airflow
Reduced airflow at the vents points to a loaded filter, a dirty blower wheel, or duct problems. Left alone it shortens the life of the blower motor.
Short cycling
A system switching on and off every few minutes is not holding a steady load. Causes range from a failing capacitor to low charge, and each cycle is hard on the compressor.

What a Real Orlando AC Tune-Up Covers
A tune-up is only worth what gets measured. A filter swap and a quick look is not maintenance. These are the checks that actually change whether your system survives the summer.
Condensate drain clearing
The most valuable fifteen minutes of the visit in this climate. Your system removes gallons of water from the air every day, and algae builds up in the drain line. We clear and treat the line and verify the float switch works, which is the difference between a routine service and water coming through a ceiling.
Coil cleaning, indoor and outdoor
A dirty evaporator coil cuts capacity and a dirty condenser coil raises head pressure and shortens compressor life. Central Florida pollen, grass clippings and dust load both faster than most regions. Cleaning them restores efficiency you already paid for.
Refrigerant charge verified, not topped off
We measure the charge against the manufacturer target rather than adding refrigerant on a hunch. If the charge is low there is a leak, and adding more without finding it means you pay for the same refrigerant again next year.
Electrical components tested under load
Capacitors weaken before they fail outright, and a weak one can be measured. Contactors pit and stick. Testing these in spring is how a 40 dollar part gets replaced on a scheduled visit instead of causing an emergency call on the hottest weekend of the year.
Airflow and temperature split
Measuring the temperature difference across the coil tells us whether the system is actually performing to spec. It is the check that catches a system quietly running at reduced capacity, which is easy to live with and expensive to keep paying for.
When to Schedule, and Whether a Plan Is Worth It
In Central Florida the useful cadence is twice a year: once in spring before the cooling season carries the load, and once in autumn. Systems here run most of the year, so a single annual visit leaves a long stretch unchecked. If you only do one, do it in spring.
Maintenance plans are worth it when they are used. The value is not the discount, it is that the visits actually happen and small faults get caught on a schedule rather than discovered during a failure. If you would rather just book a tune-up each spring without a plan, that is fine and we will not push one on you.
One honest caveat: maintenance extends life and protects efficiency, it does not make a 15 year old system new. If yours is near the end we will tell you that during the visit rather than selling you plans for a system that does not have the years left.

A maintenance visit that turns into a replacement quote is worth a second look. Ours is a paid diagnostic visit, not a sales call, and if you go ahead with a repair the diagnostic fee is credited against it.
We test and verify rather than judging a system by its age. Sometimes the other company was right and we will say so plainly. Often the fault is a part, not a system.
